What the monthly instalment actually is
Enter a price, your deposit, the tenure and the rate. See the monthly instalment, the total interest over the life of the loan, and how little of an early payment goes to the principal.

Gross yield, and the net yield nobody quotes
Most yields advertised in Pakistan are gross — before voids, maintenance, tax and management. This shows both, so you can see the gap.

Marla, Kanal, Sq Ft — with the standard you choose
A Marla is 225 sq ft across most of Punjab and 272.25 sq ft in older settlements. That is a 21% difference, and it is the single most common source of confusion in a Pakistani property deal.

A note on all of these
Every output is an estimate against assumptions you choose. None of it is financial advice, an offer, or a quotation, and several of the underlying rates — stamp duty, CVT, construction costs — change with each provincial finance act or with the steel and cement market.
We show real returns after inflation and net yields after costs because the nominal and gross versions have flattered Pakistani property for years. If a figure here is less encouraging than one you have been shown elsewhere, that is usually the reason.
