Excludes the plot, boundary wall, approval and utility connection fees, architect and structural fees, and any basement — a basement typically adds 15–25% on its own.
Why we quote a band
Two contractors working from identical drawings in the same city routinely quote 30% apart, and cement and steel prices here have moved sharply within single years. Anyone giving you one precise number for a build that has not been tendered is guessing with more confidence than the information supports.
Use this to sanity-check a quote you have been given, not to set a budget. A quote materially below the low end of this band usually means something has been left out of the scope — find out what before you sign.
