Provincial rates change with each finance act, and several of these are charged on the DC (deputy commissioner) rate rather than the price you agreed — which in most established areas is well below market. So the real bill is often lower than this, and occasionally higher.

There are also charges this cannot know: society transfer fees, NOC charges, outstanding utility and society dues, and any mutation or file-transfer fee the specific scheme levies. We itemise all of them in writing before you commit.
