What We Check — And What We Do Not

Our verified badge means something specific. Here is exactly what it covers, and what it does not.
What we check
- The approval exists. We obtain the approval or NOC documentation from the developer or owner.
- The reference number is real. We confirm the reference against the issuing authority's own records or portal where one is published.
- The approval is current. We record the approval date and, where applicable, its expiry.
- Who verified it, and when. Every verification carries a date and the name of the person who did it.
- We re-check every 90 days. After that the badge automatically downgrades to "re-verification due" rather than quietly going stale.
What we do NOT check
- We do not guarantee title. Confirming an approval is not confirming ownership. Your lawyer should obtain the fard and mutation history independently.
- We do not audit the developer's finances. An approved scheme can still be delivered late, or not at all.
- We do not warrant possession dates. Developer timelines are the developer's claim, not ours.
- We do not verify construction quality. Approval is a planning matter, not a build-quality assessment.
- We do not assess encumbrances. Existing charges, litigation or disputes require a legal search.

Because a badge nobody can interrogate is worth nothing. If we tell you precisely where our verification stops, the part we do cover means more — and you know exactly which questions are still yours to ask.
