The first report is not out yet
We would rather publish nothing than publish a report assembled from other people's numbers. Ours are built from transactions we have actually handled, which means the first one lands when there is enough of it to be worth reading.
In the meantime, the guides and the area pages carry what we know about individual areas, and we will tell you the current rate on anything specific if you ask.
How we put these together
From transactions we have handled or verified, not from asking prices. Asking prices in Pakistan routinely sit 10–20% above what a property actually transacts at, and a report built on them tells you about optimism rather than about the market.
Where our sample in an area is too small to say anything useful, we say so rather than filling the gap. Nominal figures are always shown against inflation, because a 10% year in a 12% inflation environment is a loss and reporting only the 10% would be misleading by omission.
